The Sioux Falls Market Intelligence Map is a free, neighborhood-level real estate data tool built on 11 years of closed MLS sales from the RASE Sold Market Reports. It is designed to give buyers, sellers, homeowners, and relocation clients the same market intelligence that real estate professionals use — in a clear, visual format.
Every number on the map comes from actual closed transactions — not estimates, not automated valuations — organized by official RASE MLS zone and updated monthly.

Bryan created this tool to give every buyer, seller, and homeowner access to the same local market data that drives professional real estate decisions. He built and maintains it himself — not outsourced — using the same RASE MLS data he works with daily. Bryan was elected by fellow REALTORS® to serve as State Director for the Realtor Association of the Sioux Empire, representing property owners at the South Dakota state legislative level.

Data Source
All neighborhood pricing data is sourced directly from RASE (Realtor Association of the Sioux Empire) MLS Sold Market Reports — official closed-sale records from licensed agents, not algorithmic estimates.
Update Cadence

What the Numbers Mean
Each area displays the median sold price across all closed transactions in that RASE MLS zone for the selected year. Median means half of homes sold above and half below — it filters out outliers better than an average.
Days on Market
DOM reflects the number of days from list date to accepted offer. Low DOM = high demand. High DOM = either oversupply or overpricing. Comparing DOM across areas reveals where buyers are competing most aggressively.
Best Used For
Market orientation, neighborhood comparison, pricing context, and trend awareness. Not intended as a legal appraisal, automated valuation, or investment guarantee. Always confirm decisions with a licensed professional.
Coverage Area
All official RASE MLS zones covering Sioux Falls, Harrisburg, Tea, Brandon, Crooks, Hartford, and the greater Minnehaha and Lincoln County metro area — 40+ distinct neighborhoods.
Interpretation Guide
Color gradient
Darker = higher median price. Lighter = lower. Compare shades across neighboring zones to quickly spot price boundaries and transitions.
Year-over-year change
Switch the year controls to compare the same area across time. Consistent gains signal stable demand; a flat or dropping year often reflects overpricing or softening absorption.
Low DOM areas
Areas with 20 days or fewer on market are highly competitive — buyers should expect limited negotiating leverage. Sellers in these zones can typically price to the high end of comparables.
High DOM areas
Areas above 50 days indicate either oversupply, overpricing, or a market in transition. Buyers have more leverage here. Sellers need precise pricing strategy.
10-year trend
The compare-year tool lets you view appreciation since 2014. Areas that have doubled in value over 10 years represent entrenched demand. Use this to assess long-term equity potential.
